The developer initiates the establishment of a deed restricted community by enacting bylaws governing the community. The premise is to maintain the aesthetic appearance and value of the community. These communities have homeowners associations that have rules and regulations pertaining to the use of the land and the look of the neighborhood. Deed restrictions can and do include the size of the home on the lot, paint colors for the exterior of the homes, as well as lawn maintenance and landscaping.
Some of the benefits of living in a deed restricted community are that amenities are included. These are owned by the members of the community and are common ground. Another benefit is that communities with deed restrictions maintain their value and are more desirable for potential buyers.
